What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.
